FROM PRE-FEASIBILITY TO CONSTRUCTION

CITIZENS HOUSE MANAGEMENT COMMITTEE

 

BACKGROUND

d3associates have been working closely with Citizens House since December 2013, investigating design and funding options to ensure the continued viability and success of the community centre. An initial pre-feasibility study which included a condition survey, layout options appraisal and business plan led to a more in-depth feasibility study completed in May 2015.

The study consisted of consultation with user groups, developing the preferred design, a renewable energy appraisal and assistance with capital funding applications. The business plan was further developed to incorporate updated income and expenditure projections, operational costs and marketing. Success with an initial application to the Big Lottery Fund ensured the project could proceed. During the technical design stage, the site investigation identified worked coal seams under the building which required grouting to stabilise the ground. This led to discussions with the local authority and the Big Lottery Fund and an alternative new build option was identified as providing the better option for the trustees and community groups and best value for money.

OUTCOME

d3associates carried out the detailed design and produced a full set of working drawings, specification and schedule of works which were issued to local contractors for tender. In addition, d3a applied for and received full planning and building control approval. A tender report was submitted to the Big Lottery and following approval d3associates oversaw the construction phase and administered the contract.

In terms of added value, our in-house Graphic Designer created a visual identity for Citizens House. The logo encompasses the original aim of the project, which was to promote cultural and recreational development in order to bring the community together. The circular icon represents many heads coming together to form one group and was used for signage as well as digital and printed materials.
