NO.2 THE SQUARE, LOW-NEWTON-BY- THE-SEA

MRS & MR S DINSMORE

BACKGROUND

The house is on a square of old fisherman's cottages looking out to sea, and is the largest on the square. Our brief was to develop an eco-friendly, well insulated family home from a pair of Grade 2 listed former fisherman's cottages that could initially be rented out as a spacious holiday home. Convert the upstairs space that originally was for drying fishing nets into three bedrooms with on-suite bathrooms and a separate family bathroom.

OUTCOME

The interior was completely stripped including the removal of internal non-loadbearing stud walls, existing ceilings and asbestos. New floors were installed along with underfloor heating and the original fireplaces exposed and a woodburning stove installed.

A new staircase was formed to the first floor, and stud partitions constructed to form new bedrooms and bathrooms, new electrics and electric heating system installed and insulation provided in roof, walls and floors. Throughout the building existing woodwork was treated and a damp proof course installed.  Additional rooflights were provided, the roof re-slated with existing slates and a breathable membrane installed.

Listed building consent, planning and building regulation applications were successfully made and the works were designed and tendered.  d3associates managed the works on site and acted as Principal Designer co-ordinating the health & safety aspects of the scheme.

“d3associates were incredibly professional from beginning to end. We gave them a clear list of the requirements we had for our cottage, including the number of rooms we wanted to fit in, and the importance of providing an energy efficient home. From this they produced the first drawings, and we were able to consult and adapt until we had just the right plans to suit our family. D3 Associates managed the tender process, including every last detail of the project requirements.

We were then lucky enough to find a fantastic local builder, who together with d3associates managed the project beautifully from beginning to end. Considering the severity of this renovation on an old fisherman's cottage, they managed to keep to time and budget. We love our new home and would recommend d3associates to anyone wanting to embark on a similar project."
